Concrete & Masonry Painting Services

Your concrete and masonry surfaces take a beating every single day. From relentless Florida heat and humidity to UV exposure, moisture infiltration, and heavy foot or vehicle traffic — unprotected concrete and masonry don’t just look bad, they deteriorate fast. For business owners and property managers in North Central Florida, that deterioration means costly repairs, liability risks, and a facility that fails to make the right first impression.

At Precision Painting Experts, we specialize in professional concrete and masonry painting services designed to do more than refresh the look of your surfaces. Our coatings protect your investment, extend the lifespan of your structures, and give your property the professional appearance your clients and customers expect. Whether you manage a warehouse, a retail center, an office complex, or a multi-unit property, we bring the expertise, materials, and craftsmanship to get the job done right — the first time.

We serve Gainesville, Ocala, Newberry, Fort White, and surrounding communities across North Central Florida, delivering solutions that stand up to the Florida climate year after year.

Why Concrete & Masonry Surfaces Demand Professional Attention

Not all painting projects are created equal. Concrete and masonry surfaces are porous, structurally complex, and highly sensitive to moisture — which means applying the wrong product or skipping proper surface preparation can lead to peeling, bubbling, or complete coating failure within months. In Florida’s climate, those problems are accelerated by heat, rain, and humidity that never seem to let up.
Professional concrete and masonry painting requires more than a brush and a bucket of paint. It requires a deep understanding of surface types β€” including poured concrete, concrete block (CMU), brick, stucco, and natural stone β€” and a working knowledge of the right primers, sealers, and topcoats for each application. It also requires proper surface preparation: cleaning, repairing cracks, etching or abrading the surface for adhesion, and applying the correct number of coats at the right thickness.
When done correctly, a professionally applied masonry coating system will:

Seal out moisture and prevent water infiltration that leads to structural damage
Protect against efflorescence β€” the white, chalky deposits that form when water carries salts to the surface
Resist mold, mildew, and algae growth that thrive in Florida’s humid conditions
Reflect UV radiation and reduce surface temperatures
Provide a durable, attractive finish that holds up under commercial and industrial use

This is exactly the level of care and precision our team brings to every concrete and masonry project throughout North Central Florida. If your facility also has exterior surfaces in need of attention, our Commercial Exterior Painting services cover a full range of building envelope solutions.

Our Proven Concrete & Masonry Painting Process

What separates a coating job that lasts from one that fails prematurely is process. At Precision Painting Experts, we follow a systematic, proven approach on every concrete and masonry project to ensure maximum adhesion, durability, and a finish that looks great and performs even better.

Step 1 — Thorough Surface Inspection
Every project begins with a detailed walkthrough of the surfaces to be coated. We assess the condition of the concrete or masonry, identify cracks, spalling, efflorescence, moisture issues, or previous coating failures, and determine the right products and application approach for your specific situation.

Step 2 — Surface Preparation
This is the most critical step, and where many lesser contractors cut corners. We pressure wash all surfaces to remove dirt, grease, mold, and loose material. Cracks and damaged areas are repaired before any coating is applied. Depending on the surface type and product requirements, we may apply chemical etching or mechanical abrasion to ensure a proper bonding profile.

Step 3 — Primer & Sealer Application
The right primer makes all the difference on concrete and masonry. We apply penetrating masonry primers and block fillers as needed to seal porous surfaces and create a uniform base for the topcoat. This step is especially important for concrete block (CMU) walls, which have a highly textured, absorbent surface.

Step 4 — Topcoat Application
Using professional-grade elastomeric coatings, masonry paint, or specialty concrete coatings β€” depending on your project needs β€” we apply the topcoat to the specified film thickness. We use commercial-grade airless spray equipment for large commercial projects to ensure a consistent, uniform finish.

Step 5 — Final Inspection & Walkthrough
When the work is complete, we conduct a thorough final inspection and walk the project with you to confirm every surface meets our quality standards and your expectations. We don’t consider the job done until you’re completely satisfied.

For properties requiring a comprehensive refresh, our Commercial Interior Painting team can coordinate interior and exterior work simultaneously to minimize disruption to your operations.

Commercial & Industrial Concrete and Masonry Applications We Service

Our concrete and masonry painting services cover a wide variety of commercial, industrial, and multi-family applications throughout North Central Florida. No project is too large or too complex for our experienced team.

Warehouse & Industrial Facilities
Warehouse floors, loading dock areas, concrete block walls, and industrial building exteriors take some of the heaviest abuse of any property type. We apply industrial-grade coatings designed to handle forklift traffic, chemical spills, heavy equipment, and outdoor exposure. If your facility also needs floor-level protection, ask us about our Garage Floor Epoxy Coating services, which pair perfectly with concrete wall and exterior treatments.

Retail & Commercial Buildings
First impressions begin at the parking lot, the sidewalk, and the building exterior. Faded, stained, or peeling concrete and masonry sends the wrong message to your customers before they ever walk through the door. Our commercial masonry painting services restore and enhance the appearance of retail storefronts, strip centers, and commercial office buildings across Gainesville, Ocala, and the surrounding region.

Multi-Family & Apartment Communities
Concrete block construction is the standard for many apartment complexes and HOA communities in Florida. Exterior masonry on these properties is constantly exposed to weather, landscaping irrigation, and the general wear of residential life. Our team works efficiently to coat and protect multi-family exteriors with minimal disruption to residents. We also partner closely with HOA and property management teams β€” learn more about our dedicated HOA & Property Management Painting solutions.

Stucco-Clad Buildings
Stucco is one of the most common exterior finishes on Florida commercial and residential buildings β€” and one of the most misunderstood when it comes to maintenance and recoating. Improperly painted stucco traps moisture and leads to cracking and structural problems. Our team understands stucco systems inside and out, and we apply the right elastomeric coatings to allow the surface to breathe while protecting it from water intrusion.

Retaining Walls, Columns & Site Features
Concrete retaining walls, decorative columns, parking structures, and other site masonry features are often overlooked during routine maintenance β€” until they start to show their age. We coat and protect these features to extend their service life and keep your property looking sharp from every angle.

Church & Educational Facilities
Concrete block and masonry construction is common in churches, schools, and educational facilities throughout North Central Florida. We have extensive experience working around occupied buildings and scheduling projects to avoid disruption to services, classes, and community events.

Frequently Asked Questions

Lorem Ipsum is simply dummy text of the printing and typesetting industry. Lorem Ipsum has been the industry’s standard dummy text ever since the 1500s, when an unknown printer took a galley of type and scrambled it to make a type specimen book. It has survived not only five centuries, but also the leap into electronic typesetting, remaining essentially unchanged. It was popularised in the 1960s with the release of Letraset sheets containing Lorem Ipsum passages, and more recently with desktop publishing software like Aldus PageMaker including versions of Lorem Ipsum.

1. Will painted concrete be slippery?

Standard paint can be very slippery when wet. However, safety is a priority for us. For any walking surface (patios, sidewalks, pool decks, driveways), we mix a specialized aggregate (like a fine sand) into the final coat. This provides “tooth” or grip without being rough on bare feet.

It depends on the condition of the old paint. If it is sound and adhering well, we can clean it and paint over it. If it is peeling, flaking, or chalking, we must remove it first. We perform an adhesion test during our estimate to determine the best course of action.

On vertical surfaces (walls), a high-quality masonry paint can last 10-15 years because water sheds off it. On horizontal surfaces (driveways/patios), where water pools and foot traffic is heavy, you can expect 3-5 years before a maintenance coat is needed, or longer with high-end epoxies.

You can paint brick, and it looks fantastic, but you must use a β€œbreathable” masonry paint. Standard latex house paint can trap moisture inside the brick, causing it to freeze and crumble (spall). We use specialized mineral-based or acrylic masonry paints designed specifically to let moisture vapor escape while stopping rain from entering.

We can repair cracks, but it is important to manage expectations. We can fill them and seal them so they are watertight and smooth. However, concrete cracks because the ground moves. While we use flexible fillers, the “scar” of the repair may still be slightly visible through the paint, and if the ground moves significantly again, the crack may eventually reappear.
