Water is the enemy of masonry. When water gets into porous brick or concrete and then freezes (or heats up and expands), it breaks the material apart from the inside out.
The Solution: We often use Elastomeric Coatings. These are thick, rubberized paints that stretch and contract with the substrate. They bridge hairline cracks and create a waterproof envelope that prevents water intrusion while allowing the masonry to βbreatheβ (release trapped vapor).

Our Concrete & Masonry Painting Process
Painting masonry requires a different skillset than painting drywall. It involves chemistry, moisture management, and specialized application techniques.
Phase 1: Substrate Analysis
Not all masonry is the same.
Poured Concrete: Needs etching or grinding to remove the βslickβ surface finish.
Brick: Needs a breathable coating to prevent trapping moisture, which can cause the brick faces to pop off (spalling).
Stucco: Needs crack repair and often a high-build coating to hide texture inconsistencies. We test the moisture content of the surface to ensure it is dry enough to paint. Painting over damp concrete is the #1 cause of peeling.
Phase 2: Aggressive Preparation
This is where the battle is won or lost.
Cleaning: We remove efflorescence (those white, chalky salt deposits) using acidic cleaners.
Degreasing: We scrub oil spots until they are neutralized.
Masking: We protect your siding, grass, and doors. Concrete paint bonds aggressively, so we ensure it only goes where it is supposed to.
Phase 3: Repair and Patching
We fix the flaws. We use elastomeric patching compounds for dynamic cracks (cracks that move) and hydraulic cement for static holes. We take the time to feather out patches so they blend into the surrounding texture.
Phase 4: Application
We use the right tool for the profile.
High-Nap Rollers: Essential for getting paint into the deep crevices of rough stucco or cinder block.
Airless Sprayers: Used for large retaining walls or fences to ensure even coverage.
Back-Rolling: After spraying, we often back-roll to force the paint into the pinholes of the masonry, ensuring a watertight seal.
Phase 5: The Handover
We clean up the job site, remove masking, and let you know exactly how long to wait before walking or driving on the surface (cure times vary by product).

1. Will painted concrete be slippery?
Standard paint can be very slippery when wet. However, safety is a priority for us. For any walking surface (patios, sidewalks, pool decks, driveways), we mix a specialized aggregate (like a fine sand) into the final coat. This provides “tooth” or grip without being rough on bare feet.
2. Can you paint over old paint?
It depends on the condition of the old paint. If it is sound and adhering well, we can clean it and paint over it. If it is peeling, flaking, or chalking, we must remove it first. We perform an adhesion test during our estimate to determine the best course of action.
3. How long does concrete paint last?
On vertical surfaces (walls), a high-quality masonry paint can last 10-15 years because water sheds off it. On horizontal surfaces (driveways/patios), where water pools and foot traffic is heavy, you can expect 3-5 years before a maintenance coat is needed, or longer with high-end epoxies.
4. Can you paint brick? Is it bad for the brick?
You can paint brick, and it looks fantastic, but you must use a βbreathableβ masonry paint. Standard latex house paint can trap moisture inside the brick, causing it to freeze and crumble (spall). We use specialized mineral-based or acrylic masonry paints designed specifically to let moisture vapor escape while stopping rain from entering.
5. Can you fix cracks in my driveway?
We can repair cracks, but it is important to manage expectations. We can fill them and seal them so they are watertight and smooth. However, concrete cracks because the ground moves. While we use flexible fillers, the “scar” of the repair may still be slightly visible through the paint, and if the ground moves significantly again, the crack may eventually reappear.
