Many property owners assume their exterior walls are waterproof by default. They aren’t. Stucco, brick, and concrete are porous—they act like hard sponges. Without a specialized protective coating, they absorb water every time it rains.

1. The “Elastic” Defense
Standard acrylic paint dries into a rigid film. When your house settles or expands in the heat, that film snaps, creating cracks.
Elastomeric Coatings: We use coatings that can stretch up to 300% of their original size. When a hairline crack forms in the stucco underneath, the coating stretches across the gap, keeping the seal intact and the water out. It bridges the gap between static building materials and dynamic weather forces.
2. Preventing “Spalling” and Structural Rot
When water gets inside masonry and goes through cycles of heating or freezing, it expands. This pressure pushes the face of the brick or stucco off, a process called spalling.

Phase 1: Substrate Analysis and Moisture Testing

Phase 2: Hydro-Cleaning

Phase 3: Detail Repair

Phase 4: High-Build Application
We apply the coating. Unlike standard exterior painting, which is applied at 3-4 mils wet, waterproofing coatings are often applied at 10-20 mils wet.
Spray and Back-Roll: We spray the material on to get the volume, then immediately roll it with a heavy nap roller. This forces the thick coating into the pinholes and texture of the masonry, ensuring a continuous, pinhole-free film.
Phase 5: Inspection
We check for “holidays” (missed spots) and ensure the texture is uniform. We verify that all control joints and flashings are properly sealed.

1. What is the difference between "paint" and "coating"?
“Paint” is primarily for aesthetics. It provides some protection but is thin (roughly the thickness of a sheet of paper when dry). A “Coating”—specifically an Elastomeric Waterproofing Coating—is designed for function. It is 5 to 10 times thicker than paint, flexible, and impermeable to wind-driven rain.
2. Can you waterproof brick without painting it?
Yes! If you love the look of your natural brick but need to stop water intrusion, we use clear Siloxane or Silane penetrating sealers. These soak into the brick and create a chemical bond that repels water (it beads up like wax on a car) without changing the color or sheen of the brick.
3. How long does a waterproofing job last?
A properly applied elastomeric system can last 10-20 years. Clear penetrating sealers typically last 5-10 years depending on sun exposure. We provide maintenance plans to inspect and recaulk joints to extend this lifespan.
4. Do you fix the stucco before waterproofing?
Absolutely. We are experts in surface prep. We patch cracks, repair spalled concrete, and fix delaminated stucco. We ensure the surface is sound before we seal it.
