What actually drives the price of a paint job

Almost every painting quote you receive is built from four inputs: measured area, the condition of the surfaces, the product line specified, and access. Two bids on the same house can differ by thousands simply because one includes pressure washing, carpentry repair, full caulk replacement, and two coats of a premium acrylic, and the other includes one thin coat over whatever is already there. The color you choose barely moves the number.

In Florida there is a fifth input nobody mentions: how much of the existing coating has already failed. Chalked siding has to be washed and often primed. Peeling fascia has to be scraped to a sound edge and spot-primed. Widening stucco hairlines need elastomeric fill. Interior walls in a rental turnover may need skim coating before they will hold a uniform sheen. Those hours are real, and a bid that ignores them is not cheaper — it is shorter-lived.

That is why we itemize. You see the prep, the product, the coats, and the labor as separate lines, and you can adjust scope with your eyes open — do the whole exterior now and the deck next spring, or upgrade the product only on the elevations that take the worst afternoon sun.
