What an estimate range does and does not include
An instant estimate is a budgeting tool. It multiplies the square footage and scope you entered by the labor and material rates we actually use in Alachua, Marion, Levy, Columbia, and Gilchrist counties, which is enough to tell you whether a project is a few thousand dollars or well into five figures. What it cannot know is the condition of your surfaces, and in North Central Florida that is usually the largest single variable in the final price.
Two houses of identical size can differ by thousands of dollars in real cost. One has sound siding, intact caulk joints, and a coating that is simply faded; the other has chalking on the south wall, soft wood at three window sills, mildew on the north elevation, and failed caulk everywhere the trim meets the body. The paint is the same on both. The preparation is not, and preparation is the majority of the labor on nearly every exterior project we quote.
Access matters next. Two-story elevations, screened enclosures, tile roofs that cannot be walked, tight landscaping, and interior occupancy all change how a crew stages and how long a phase takes. Commercial work adds after-hours scheduling, tenant coordination, and insurance documentation. All of that appears as separate lines on the written estimate rather than being folded into a vague lump sum, because a number you cannot break down is a number you cannot compare.
From range to firm price in about a week
Step one is a walkthrough. A crew lead — not a salesperson — walks the property with you, measures each elevation or room, photographs conditions, probes anything that feels soft, and checks moisture where the history of the building suggests it matters. That visit usually takes thirty to sixty minutes for a house and longer for a commercial building, and it is the step that removes the guesswork from your number.
Step two is the written estimate, normally in your inbox within one business day. It is broken out by scope so you can see materials, prep, repair, and coating quantities line by line, and optional items are priced separately so you can decide what is in this year and what waits. If we find something that should be corrected before painting — rot at a sill, a leak feeding a drywall stain, a slab with a moisture problem under old epoxy — we tell you plainly and price the repair rather than coating over it.
Step three is scheduling. Most projects start within one to three weeks of approval, with emergency drywall and water-damage work moved up when we have crew availability. You get a start date in writing, a crew lead you can call directly, daily site protection and cleanup, and a final walkthrough before the invoice. Labelled touch-up paint stays on site along with a short written maintenance note for the coating system we installed.
